Un comunicat signat <strong>\u00e9s la const\u00e0ncia real que s&#8217;ha dut a terme aquesta inspecci\u00f3 o tasca<\/strong> , i que s&#8217;ha realitzat en el termini que estableix la llei; ia m\u00e9s \u00e9s la millor garantia de cara a la seguretat de tothom, que per a nosaltres \u00e9s el m\u00e9s important. <\/p>\n\n<figure class=\"wp-block-image size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"1280\" height=\"854\" src=\"https:\/\/fain.es\/wp-content\/uploads\/2021\/08\/desnivel-piso-cabina-rellano-ascensor-scaled-e1635412735871.jpg\" alt=\"Desnivell pis cabina repl&#xE0; ascensor\" class=\"wp-image-10077\" style=\"width:1280px;height:854px\" srcset=\"https:\/\/fain.es\/wp-content\/uploads\/2021\/08\/desnivel-piso-cabina-rellano-ascensor-scaled-e1635412735871.jpg 1280w, https:\/\/fain.es\/wp-content\/uploads\/2021\/08\/desnivel-piso-cabina-rellano-ascensor-scaled-e1635412735871-768x512.jpg 768w\" sizes=\"auto, (max-width: 1280px) 100vw, 1280px\" \/><\/figure>\n\n<h2 class=\"wp-block-heading\">Actualment \u00e9s obligatori signar els comunicats de manteniment de l&#8217;ascensor<\/h2>\n\n<p>No obstant aix\u00f2, encara hi ha administradors, ve\u00efns o empleats de la finca que, per una ra\u00f3 o altra, <strong>no signen aquests informes de treball<\/strong> . Un problema amb qu\u00e8 es continuen trobant <strong>els t\u00e8cnics de FAIN Ascensors en les seves visites a edificis residencials i d&#8217;oficines<\/strong> . <\/p>\n\n<p>\u00c9s cert que durant <strong>l&#8217;estat d&#8217;alarma provocat per la pand\u00e8mia el Ministeri d&#8217;Ind\u00fastria va eliminar temporalment la necessitat de la signatura, per evitar el contacte f\u00edsic<\/strong> ; tamb\u00e9 es van ampliar els terminis per a les inspeccions obligat\u00f2ries dascensor i per al manteniment. Per\u00f2 va ser una situaci\u00f3 excepcional i puntual. <\/p>\n\n<p>Aquestes mesures extraordin\u00e0ries van deixar d&#8217;estar vigents fa temps, i ara com ara <strong>\u00e9s totalment obligatori signar els comunicats de treball per manteniment de l&#8217;ascensor<\/strong> , com ho era abans del COVID.  <\/p>\n\n<h2 class=\"wp-block-heading\">Qu\u00e8 diu la Llei de propietat horitzontal sobre la signatura dels comunicats de manteniment d&#8217;ascensor<\/h2>\n\n<p>Per aix\u00f2, des de FAIN, volem recalcar la import\u00e0ncia de tornar a aquesta normalitat i complir la legalitat. \u00c9s <strong>una responsabilitat que han de compartir t\u00e8cnics, ve\u00efns i empleats<\/strong> de la finca. Recorda que, segons la Llei de propietat horitzontal, els serveis de conservaci\u00f3 i manteniment de l&#8217;ascensor s\u00f3n de car\u00e0cter obligatori i les despeses derivades han de ser suportades per tots els ve\u00efns propietaris.    <\/p>\n\n<p>Com es recull al  <strong>article 9. 1 e) de la dita Llei:   <\/strong><em>&#8220;&#8230;<\/em> <strong><em>Contribuir, d&#8217;acord amb la quota de participaci\u00f3 fixada en el t\u00edtol o all\u00f2 establert especialment,<\/em><\/strong> <em>a les despeses generals per a l&#8217;adequat sosteniment de l&#8217;immoble, els seus serveis, c\u00e0rregues i responsabilitats que no siguin susceptibles d&#8217;individualitzaci\u00f3.&#8221;<\/em> Sense perjudici, que despr\u00e9s a la junta de propietaris es decideixi eximir del pagament de despeses de manteniment i conservaci\u00f3 d&#8217;ascensors a algun habitatge o local, sempre que hi estiguin d&#8217;acord la resta de propietaris.<\/p>\n\n<h2 class=\"wp-block-heading\">El comunicat de manteniment, una signatura que beneficia de tots<\/h2>\n\n<p>Per tant, quan acudeixi el t\u00e8cnic al teu edifici a fer una revisi\u00f3 o reparaci\u00f3 de l&#8217;equip, no t&#8217;oblidis de signar el comunicat de manteniment: <strong>\u00e9s la garantia d&#8217;una feina ben feta<\/strong> .  <\/p>\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1280\" height=\"798\" src=\"https:\/\/fain.es\/wp-content\/uploads\/2021\/04\/1368-serrano-24-madrid-e1635935317468.jpg\" alt=\"\" class=\"wp-image-7567\" srcset=\"https:\/\/fain.es\/wp-content\/uploads\/2021\/04\/1368-serrano-24-madrid-e1635935317468.jpg 1280w, https:\/\/fain.es\/wp-content\/uploads\/2021\/04\/1368-serrano-24-madrid-e1635935317468-768x479.jpg 768w\" sizes=\"auto, (max-width: 1280px) 100vw, 1280px\" \/><\/figure>\n\n<p>\u00c9s, a m\u00e9s, una responsabilitat que <strong>va m\u00e9s enll\u00e0 del simple tr\u00e0mit<\/strong> , ja que suposa garantir el manteniment correcte de l&#8217;ascensor en els terminis corresponents i el compliment de les normes vigents (important de cara a futures inspeccions); i <strong>\u00e9s la prova certificada<\/strong> que s&#8217;ha fet la feina davant de possibles reclamacions dels mateixos ve\u00efns o l&#8217;administrador.<\/p>\n\n<p>Com veus, \u00e9s un acte molt simple que beneficia tothom. El nostre consell \u00e9s que, a m\u00e9s de signar el comunicat de la revisi\u00f3 o reparaci\u00f3, facis un pas m\u00e9s i t&#8217;interessis per les accions realitzades, coneguis l&#8217;estat de l&#8217;equip, possibles problemes, recomanacions de l&#8217;expert. <strong>No dubtis a fer preguntes al t\u00e8cnic de FAIN<\/strong> , que estar\u00e0 encantat de donar-te les explicacions que necessitis. Fins i tot pots facilitar-li el teu correu electr\u00f2nic perqu\u00e8 t&#8217;envi\u00ef el comunicat en PDF, m\u00e9s f\u00e0cil d&#8217;arxivar i on podr\u00e0s verificar les accions dutes a terme al teu equip.  <\/p>\n\n<p>A FAIN ens prenem molt seriosament aquest comprom\u00eds amb els nostres clients.
